Operations & Maintenance Management
In circumstances with no immediate danger is present, in areas where ongoing Operations and Maintenance is occurring an asbestos management program may offer the required level of safety to mitigate future risk. Our service of Asbestos O&M will support such needs. O&M program management will offer inspections to provide hazard assessment, reoccurring inspections, testing of materials and air sampling, and identify removal/containment plans.

Abatement Design & Oversight
BNL Tech operates and adheres to all EPA standards and regulations. This includes the Asbestos Hazard Emergency Response Act (AHERA) and the Toxic Substance Control Act (TSCA). We provide professional services and have extensive experience with preparing project design and ensuring specifications for remedial actions for partial and for complete removal of asbestos containing materials. Our design provides the locations of asbestos material, project conditions and the scope of work with details to the material and the general method required for the removal and disposal. The design and specifications provided in our package operate together as a bidding document for an abatement contractor who will perform the actual material removal. BNL Tech provides drained and certified technicians for project oversight to ensure air quality by monitoring during the abatement process. Post removal our oversight team provides a visual inspection with a final air quality clearance.
Molds are different species of fungi and can be found almost everywhere. Molds can grow in areas with organic material for food and can grow in any area where moisture is present. Wall cavities with condensation pipes, metal support structures, or where a pipe is leaking offer ideal growing environments for molds. These areas can have mold grown for periods of time where they will go unnoticed. Indicators of mold and other fungal growth can become visible to the eye with black spots and are often times accompanied with musty mildew smell. Mold growth if not properly removed and the source of moisture remedied can damage property as well as pose health concerns to those exposed to it.
Mold remediation is a process that requires the combination of professional training and proper equipment. Mold growth is the direct result from moisture in organic material and can grow just about everywhere. BNL Tech ensures that the all guidelines for air quality are adhered to for your safety.
A BNL Tech contractor will come to your facility to identify mold areas as well as the source of the issue. From here a mold remediation plan will be developed.
The source of the moisture and problem will be addressed and the affected area will be sealed off to avoid additional contamination to the rest of the structure through mold spores. Sealing the area to contain the mold spores is a vital step to ensure that spread does not occur specifically when the removal process begins and spores are stirred up through the removal process.
HEPA Filters are utilized to clean the air of mold spores and other particles within the contained area. BNL Tech holds safety and health at the highest levels, all crew will wear the required personal protective equipment to ensure their health and safety through the entire process.
Facility materials and facility equipment can be affected. It is important to remember that mold is a living organism and deeply roots itself into material for survival. It is best to dispose of all materials with porous surfaces to ensure an additional mold issue does not occur post abatement. The safest and most effective way to ensure that mold does not return is to remove any and all affected material. For non-porous materials, they can be cleaned with antimicrobial cleaners and sealants can also be added to ensure they are resistant to moisture and mold. HVAC equipment may also need to be cleaned and treated.
It is imperative that the area being treated for mold remains dry. Dehumidifiers are used to eradicate moisture as well as air circulation fans as a part of the moisture management plan.
Post mold eradication, reconstruction can begin. Material selection will be based on antifungal coatings and sealants to ensure future moisture issues do not result in mold growth.
Post remediation BNL will perform air quality testing to ensure mold spores have been eradicated and to provide the peace of mind our clients deserve. Photo documentation throughout the various steps of the project are taken to document a variety of procedures taken and encountered for client awareness as well.
